Terms and Conditions


Welcome to Ericeira Seaside Escape. By making a reservation on our website, the guest agrees to the terms and conditions described below. We recommend reading them carefully.

1. Object and Scope

These Terms and Conditions govern the temporary accommodation contract for tourist purposes between Ericeira Seaside Escape (hereinafter referred to as "Accommodation"), operated by Paulo Jorge Vassal Gonçalves Marques Batista, VAT ID (NIF) 206912188, with RNAL license no. 147946/AL, and the client (hereinafter referred to as "Guest").

2. Reservations and Payment

2.1. The reservation is considered confirmed only after receipt of the deposit or the full amount, according to the conditions selected at the time of purchase.

2.2. We accept the following payment methods: Stripe and PayPal.

2.3. The full amount of the stay must be settled up to 7 days before the check-in date. If payment is not made, the Accommodation reserves the right to cancel the reservation.

3. Security Deposit

3.1. To cover any damage caused to the property or its contents during the stay, a security deposit of €500.00 is required.

3.2. This deposit takes the form of a pre-authorization on the Guest's credit card (the amount is held/reserved in the balance, not effectively charged to the account, except in case of damage).

3.3. The pre-authorization is carried out on the arrival day (0 days before check-in).

3.4. If no damage is found after the property inspection, the pre-authorization will be automatically released within 7 days after check-out. The exact time for the balance to become available again depends on the Guest's card-issuing bank.

3.5. The Accommodation reserves the right to claim the deposit (charge the total or partial amount) in the event of damage, theft of equipment, or excessive dirt requiring industrial cleaning.

4. Cancellation Policy and Right of Withdrawal

4.1. Cancellation by the Guest:

  • Up to 30 days before check-in: 100% refund of the amount paid.
  • Between 29 and 15 days before check-in: 50% refund of the total amount.
  • Less than 15 days before check-in or in case of No-Show: No refund will be given.

4.2. Change of Dates: Requests to change dates are subject to availability and potential rate updates.

4.3. Exception to the Right of Withdrawal: Under the terms of paragraph k) of article 17(1) of Decree-Law no. 24/2014, of February 14th, there is no right of withdrawal (the 14-day cooling-off period) for accommodation service contracts for non-residential purposes provided for a specific date or period.

5. Check-in and Check-out

5.1. Check-in: From 17:00.

5.2. Check-out: By 11:00.

5.3. Late check-out without prior authorization may result in a charge for an extra night.

6. Identification and Guest Registration (SEF/AIMA)

By legal requirement in Portugal, it is mandatory to register all foreign citizens (including children) staying at the accommodation. At the time of check-in or previously online, the Guest must provide identification data (Passport or ID Card) for all occupants for communication to SEF/AIMA (Immigration and Border Service).

7. House Rules and Property Use

7.1. Maximum Capacity: The apartment has a maximum capacity of 8 people. Overnight stays by unregistered guests are not permitted.

7.2. Noise and Neighborhood: The Accommodation is located in a quiet residential condominium. Parties or events are strictly prohibited. Special silence is requested between 22:00 and 08:00.

7.3. Smoking: Smoking is strictly prohibited inside the apartment. Smoking is only allowed on the balconies/terrace, using the ashtrays.

7.4. Pets: Pets are not allowed.

8. Municipal Tourist Tax

The prices shown do not include the Municipal Tourist Tax of Mafra. This tax is applied per night and per guest, aged over 12 years, up to a limit of 7 nights per stay. It will be collected upon arrival, in cash, and remitted to the Mafra Municipality.

  • From May 1st to October 31st: €2.40 per night/person.
  • From November 1st to April 30th: €1.20 per night/person.

9. Damage and Liability

9.1. The Guest is responsible for leaving the property in the same condition of conservation as found.

9.2. The Accommodation reserves the right to charge the Guest for repair or replacement costs for any damage caused to the property or contents during the stay.

9.3. The Accommodation is not responsible for the loss/disappearance of personal belongings/valuables left in the apartment.

10. Dispute Resolution

In the event of a dispute, the consumer may appeal to an Alternative Dispute Resolution Entity (RAL):
